Tenant Improvements (TI) are the modifications made to a commercial rental space to fit the specific needs of a tenant. Whether you are taking over a "grey shell" (dirt floor) or a "vanilla shell" (finished ceiling/walls), we turn it into your business home.
Our TI Process
1. Lease Analysis: We can review your lease's "Work Letter" to help you understand what the landlord covers vs. what you pay for.
2. Space Planning: Our design team maximizes your square footage for workflow and occupancy.
3. Fast-Track Construction: We know that you can't open until we finish. We prioritize schedule above all else.
4. Closeout: We handle all inspections and provide you with a clean, move-in ready space.
Types of Builds
- 2nd Generation Remodels: Updating an existing space that was previously occupied. Often cost-effective but requires careful demo.
- Shell Build-Outs: Starting from scratch in a new building. Allows for total customization but requires full MEP installation.
- Turnkey Improvements: Where the landlord handles the construction. We work as the landlord's contractor to deliver for the tenant.
